Buying a home is one of the biggest purchases most Americans will make, and becoming a homeowner can feel harder than ever. My goal is to help people who want to purchase a home understand that homeownership may still be possible, even if they are not sure where to start.
Maybe you don’t understand the homebuying process, need help with budgeting or credit, or simply don’t know what your first step should be. My name is Christina Wakes, The RE Queen of KC, and I’m here to help you understand your options and create a path toward purchasing a home.
For more than 10 years, I have worked with buyers throughout different stages of the homebuying journey. As a Topeka native and Kansas real estate agent, I have helped buyers throughout Topeka, Kansas City, Kansas, Overland Park, Olathe, Johnson County, and surrounding Kansas communities. My background in renovations also helps me guide buyers when looking at properties that may need some work. I can help buyers understand potential repair costs and see possibilities in a home they may not immediately recognize. Sometimes a little paint and the right vision can go a long way.
Every buyer has a different journey. Whether you are purchasing your first home or your second, you deserve the same education, communication, and guidance throughout the process. From preparing for financing and searching for the right property to writing an offer, inspections, negotiations, and closing, I want my buyers to understand what is happening and why. When you’re ready to take the next step, start by searching Kansas homes for sale and let’s find your key to what’s next.

Hopes to Homes
The 5 Keys to Purchasing Your First Home
My passion for buyer education led me to create Hopes to Homes, a community program focused on helping future homeowners better understand credit, budgeting, financing, and the steps involved in preparing to purchase a home. Hopes to Homes represents the journey from rental hopes to homebuying dreams — and it follows five keys, in order, each one leading to the goal at the bottom: purchasing your first home.
01
Key 1 · Credit Repair
Understand your credit and take the steps that move your score in the right direction.
02
Key 2 · Credit Building
Build positive credit habits and history that strengthen your score over time.
03
Key 3 · Money
Budgeting, your down payment, and the costs of purchasing a home.
04
Key 4 · Timeline
Build a realistic timeline for getting your credit ready to buy.
05
Key 5 · Pre-Approval
Work with a lender to get pre-approved, so you know what you can buy — and when.

Sell a Home in Kansas City, KS or Topeka, KS — With a Plan and a Price That Makes Sense
Selling a home can feel overwhelming, especially if you have never sold a property before. You may be selling the first home you ever purchased, or you may have sold several properties throughout your life. Either way, I don’t believe you should be expected to already understand the process. First-time sellers deserve the same education and guidance as first-time homebuyers — my goal is to explain each step, answer questions, and help you make informed decisions from the moment you begin thinking about selling until you reach the closing table.
My experience in real estate goes beyond listing and selling homes. With more than 10 years in the industry and extensive experience working with renovation projects, I understand that preparing a home for the market does not always mean spending thousands of dollars. My renovation background helps me look at a property and identify repairs or improvements that may be worth considering before listing, while also helping sellers see where spending additional money may not make sense. Sometimes a little paint, preparation, and the right presentation can go a long way.
Selling a home also requires more than putting a sign in the yard and waiting for an offer. From determining a listing price and preparing the property for professional photography to marketing the home, reviewing offers, inspections, negotiations, appraisal, and closing, there are many steps along the way — that’s the Kansas home selling process, and my negotiation certification and real estate experience help me guide sellers through those decisions while keeping them informed throughout the transaction.
I also believe sellers should have a clear understanding of the financial side of selling their home. I use an estimated seller net worksheet to help homeowners see the potential costs associated with selling and estimate what they may receive from the sale based on different scenarios — real numbers to help you decide on pricing, offers, repairs, and your next move.

Kansas Investment Properties, From Someone Who’s Worked Every Side of Them
Purchasing an investment property is different from purchasing a home for yourself. Whether you are considering your first rental property or adding another property to an existing portfolio, there are several things to consider beyond whether you like the house. Purchase price, property condition, potential repairs, rental potential, expenses, and your individual investment goals can all play a role in determining whether a property makes sense for you.
My name is Christina Wakes, The RE Queen of KC — a Topeka native and Kansas real estate investor agent. I work with investors and rental properties throughout Topeka, Kansas City, Kansas, Overland Park, Olathe, Johnson County, and surrounding Kansas communities, from Kansas investment properties and Kansas rental properties to investment properties in Topeka, KS and investment properties in Kansas City, KS.
My experience with rental and investment properties extends far beyond the purchase and sale of real estate. Throughout my career, I have leased more than 1,000 rental properties and have been involved with more than 100 renovation and rehab projects. My property management background has also given me experience working with landlords and investors who have different goals. My renovation experience can also help when looking at a property that needs work. I understand that sometimes the right improvements can completely change a property, but I also understand that every repair costs money. My goal is to help investors look beyond what a property looks like today and consider what may be involved in getting it where they need it to be.

Vendor resources for ongoing property needs
Finding the property is only the beginning. Owning a rental property can also involve understanding landlord responsibilities and Fair Housing requirements, in addition to renovations, repairs, preparing the home for tenants, leasing, vendors, and ongoing property needs. Whether you are purchasing your first investment property or already own multiple rentals, my goal is to provide information and resources that can help you understand the process and make decisions based on your individual investment goals. And if you later want ongoing leasing or management support, ask me about The Right Key Property Management LLC, my property management company.
Rental Property Resources
Resources for evaluating, buying, and owning Kansas rental properties — from purchase price vs. rental potential to preparing a property for tenants and keeping it leased.
With more than 100 renovation and rehab projects behind me, I can help you think through condition, repairs, and renovation costs — and which improvements actually change a property.
Owning a rental comes with responsibilities. These resources are a place to begin researching them — they don’t replace professional legal or property management advice.
“My goal is simple — to make the selling process smooth, strategic, and stress-free while getting you the best results.”
